Our Cuenca Apartment is up for Sale!

Well, we have some things we want to do at the Coast, so we have decided to put our Cuenca apartment up for sale.

For the last three years, we have been renting it out to mostly Gringos, who are here to explore, or to put in the time it takes to get their permanent visa.

Here are the nuts and bolts:

It is located in La Cuadra II, one of the most sought after buildings in Cuenca...on the top floor, with a deck that opens from the living room, The Master Bedroom, and a guest Bedroom.

The building is near the west side SuperMaxi, and a couple of blocks from most of the banks.

Our view is of a hillside, ever changing neighborhood, topped by all the Caja Mountains in the distance...

The building has the best security of any building in town.  It is manned by professional guards, who check each visitor, before they have access to any elevators.  They also phone you to make sure that any  visitors are welcome.

Our underground parking space is only steps from the elevators, as is our bodega.

Here are some shots...

The sale includes 12 original, framed samples of Ecuadorian art.  The Picture of John Belushi, and a sister painting we call the "Monkey Painting" ARE NOT INCLUDED IN THE SALE...

Everything is included in this three bedroom, two bath, 1200 plus sf apartment.  All you need is your toothbrush!

There is one queen sized bed, one double bed and one twin bed, all with two sets of linens, bedside tables and lamps, etc.

There is a nice dining room set with five comfortable chairs, and matching hutch.  There is built in shelving which has dozens of adventure novels, a Sony TV, and DVD player.

The kitchen is fully equipped with what you need, plus the built in oven is new.

The laundry room contains top of the line washer and dryer.

The third bedroom has a desk which contains the cable Internet connection.

We also have Cable TV bringing in tons of channels.

The living room contains a love seat, large coffee table, end tables, and lamps, plus two easy chairs that were reupholstered this year!

There is a lot more furniture and plenty of decorator items that are included.

The Monthly Association dues have just gone up to about $80 plus.  We don't see then going up again for awhile, and they are still a lot lower than most of the new projects which have dues around $150.

We have reduced the price to $110,000, a pretty good deal, considering that all the furniture and appliances are there, all connections are up and running,

If you have questions, or wish to view the apartment,   Please email us a bobnrox@gmail.com

Almost forgot...if you aren't quite ready to move down here, but wish to "stake a claim", the apartment is rented for $850 per month, and has been almost completely rented out by Cuenca Real Estate for sale. com (more details if you wish)

That is a nice area, Nancy & Chuck used to rent over there and I thought it was an excellent location when we came and stayed with them 3 yrs ago. I have passed this on to a friend who is coming back to live in March. I am sure you wont have any problems finding it a new owner!
